Northfleet Embankment

This unique 87 hectare site is an unparalleled riverside development opportunity in the heart of Kent Thameside. The area, with its potential for a high-quality, mixed-use development featuring 2.5 kilometres of river frontage, will become one of the most ground-breaking and visionary schemes in the Thames Gateway.

This is the only development site which not only has the advantage of the river but is close enough for commuters to walk to Ebbsfleet International Train Station, which will provide an excellent link to the continent and from 2009 will offer domestic passengers a link to Central London in just 17 minutes. The new Fastrack public transport system, which links Dartford and Gravesend town centres, also opened in March 2006. Based on a dedicated route separate to existing roads, the service operates every 10 minutes and will be another huge advantage to people choosing to make Northfleet their home.

Other benefits include the site’s excellent transport links, with easy access to the A2/M2, M20 and M25 motorways, as well as its close proximity to Europe’s largest shopping centre, Bluewater.

SEEDA’s efforts are currently focused on Northfleet Embankment East, which comprises of derelict or under used employment sites. Initial strategic acquisitions here included the four hectare Red Lion Wharf and also the 13 hectare TT Electronics site, giving SEEDA the majority ownership of the site.

  • SEEDA has been working closely with partners Gravesham Borough Council on the new Masterplan which will be submitted for Planning Approval shortly will include
  • Up to 1,500 dwellings in a range of types, sizes and densities with a concentration on providing new houses, as opposed to a predominantly 'flatted' scheme.
  • A flood-proofed site, land-raised to provide protection to a 1/200 year standard
  • Retention of some key buildings for a mix of uses - although not Listed, these buildings show the heritage of the former industrial uses.
  • Respect for the historic Henley Tunnels, again, not Listed, but of local historic interest
  • Mixed-uses including convenience retail, restaurant, pub and community/social facilities.
  • Employment uses rehousing part of the TT Electronics organisation
  • A primary school, plus playing fields and parking.
  • A linear park
  • A promenade with full access for the public to the most famous river in the world
  • Central Heat & Power facilities
  • Homes to Code Level 4 or above.
  • Fastrack, the new public transport system for North Kent, running through the site.

Environmentally sustainable development will be a key element of Northfleet Embankment with SEEDA pushing to achieve best practice in terms of eco-homes, carbon neutrality and renewable energies.

Development will take place over a 10-15 year period, starting with the Conservation Quarter East leading to contemporary high density development around a focal point on the riverfront.
